Approved ! Development proposal at Beecroft & Sheppard

OMB approves 15 storey condo tower and a row of seven 4-storey townhomes at 53-53 Sheppard/62-68 Bogert.  
 
You may recall that there was an Ontario Municipal Board (OMB) appeal against the City's rejection of a proposal to build a 15 storey condo tower and a row of seven 4-storey townhomes at 53-53 Sheppard/62-68 Bogert.  The decision has come in- and the developer was granted everything he'd asked for.  The decision is on hold, pending resolution of fees and section 37 benefits, but basically nothing can stop it now.
 
Another very similar proposal, this time for an 11-12 storey condo and a row of 3 storey townhomes, was rejected by the city for 245-255 Sheppard/250-258 Bogert, next to Senlac.  This too has been appealed to the OMB, and the hearing for this appeal is scheduled for August 20-31, 2018.  It's basically a book-end to the one just mentioned, which is right next to Albert Standing Park.
 
WLHA finds the OMB decision very regrettable, and feels that we the residents of West Lansing are going to be putting up with a lot of impacts from this project if and when it goes ahead.  The risk that this development sets a pattern for redevelopment of the entire strip of Sheppard Avenue West from Beecroft to Easton Avenue is very real, and if it does, the impacts to schools, traffic, transit crowding and other infrastructure and city services will be profound.
 
WLHA are not anti-development! But we are in favour of good civic planning, and we are NOT in favour of having the planning decisions of our elected officials and the professional planning staff paid by our tax dollars, over-ridden by the whims of an appointed appeals body!
